The scope
Mi Pueblo Mexican Grill was a full interior buildout covering the dining room, kitchen and bar. With construction, MEP, custom millwork and signage all kept in-house, TK Project sequenced the build as a single project rather than a set of separate trades, which kept the 90-day timeline intact.
The kitchen MEP, including the exhaust, grease and water loads a Mexican grill requires, was engineered and installed by the same team building the dining room, so the back-of-house systems were ready when the finishes were.
How it was delivered
Design and permitting were run inside the project timeline, with health department submissions sequenced to the build rather than left to the owner. Construction, custom finishes and signage landed together, and the space was handed over fully operational at launch with zero punch list items.
